Fixed & Adjustable Rate
Choose the terms and type of mortgage that will work best for you now and in the future.
Get the predictability of an interest rate that stays for the life of the loan with a fixed rate mortgage
Fixed rate terms: 10, 15, 20, or 30 years
If you’re looking for a lower initial interest rate, an adjustable rate mortgage (ARM) could be a good choice for you
Depending on market conditions, an ARM interest rate will go up or down
ARM terms: 3/1, 5/1, or 7/1 The first number is the initial rate period in years, the second is how often the rate adjusts after that initial period in months
If you’re not finding the perfect home, you can build it.
Secure your land before it’s gone with a lot loan
Lot loans require only 25% down
1- and 3-year balloon loans with a 20-year amortization
Our construction loans require as little as 15% down
Make interest-only payments during construction and then convert the loan into a conventional mortgage with regular monthly payments when your home is complete
Take a look at our FAQ to learn more about how the process works, including what documents you need to apply for a loan and review our construction loan checklist

It may be possible to finance closing costs, including the one-time guarantee fee, into your loan amount as well
If you’re looking to purchase or refinance an expensive home, a jumbo mortgage may provide you with the best option.
Jumbo mortgages are considered “non-conforming” loans, meaning they exceed the maximum allowable loan amount to be sold to Fannie Mae or Freddie Mac
Forte Bank offers adjustable rate jumbo loans for purchases of a primary or secondary home, cash-out and refinancing
Loans are underwritten and serviced by a private investor and property restrictions apply
Bridge Loans
A bridge loan is a short-term loan that bridges the gap between when financing is needed.
If you are in need of short-term financing — for example you’re buying a new home before finalizing the sale of your current home — then a bridge loan might be the right solution for you.
Refinancing
If the value of your home has risen or you’d like to take advantage of a lower interest rate, it may be in your best interest to refinance your mortgage.
You may want to refinance to:
Reduce your interest rate and monthly payment
Switch from an adjustable rate mortgage to a fixed rate mortgage
